How to Rent Billboards Through Direct Mail
Although it is well recognized as an effective marketing tool for most products and services, few outdoor advertising companies recognize the potential of direct mail as a tool to rent billboard space. In fact, direct mail is an extremely effective way to market vacant billboard space.Why?There are many advertisers who have no idea what the cost of advertising space is on a billboard. Billboards are the least expensive per exposure of any media. Many advertisers who currently have ad placement in newspapers, radio or television are often shocked at how low cost outdoor advertising is. And many have never bothered to call to get a price list, since they are mistakenly convinced that it is out of their budget. Additionally, there are many new businesses that are equally unaware of the cost of billboard advertising, and are amazed at its affordability. Simply getting the message out to potential advertisers of what billboards really cost is very effective in finding new clients.In addition, many advertisers have never even thought of a billboard as a marketing tool. Since most companies are familiar with print and other media, they often overlook the basic concept of investing their ad dollars in outdoor advertising. Receiving a direct mail piece often shocks them into giving it some consideration.What does it cost?The regular cost for a mailer is about what the cost of a standard stamp is. Many modern direct mail companies are able to ship in bulk, with reduced postage rates. So by the time you add in the cost of printing the envelopes and the flyers, the total package cost is about 50 cents or so per unit. If you were to make a 500 piece mailer, it would cost about $250, plus some additional set up and printing charges based on the provider. This is a bargain if you think of the cost of cold-calling these same prospects. Imagine how much time it would take to sit down and call and reach 500 decision makers. At 50 calls per day, which would be an unbelievable quantity, it would take ten business days, or roughly two weeks. And I believe that the direct mail piece does a better job, as it gives all the information in a few brief seconds, without putting the prospect on the spot.What are the results?A standard direct mail piece should yield a 1% response rate. So if you send out 500 mailers, you should get about 5 calls in. Of course, of these, some are just getting more information. But if everything is working according to plan, you should be able to close on at least one of these five clients – and one sale is absolutely all you are trying to accomplish. With most billboard leases being one year in length, you won’t have to do another mailer for a year on that same sign.Who do you send it to?You should target all of the businesses in the zip code of the billboard, or surrounding zip codes depending on the size of the sampling. Do not put too much effort into excluding certain business types – many of your best prospects are folks who have never used outdoor before. If there are 1,000 prospect businesses, then send an initial 500 out and, if that fails, send a second wave of 500. How can Billboard’s Hot Country Songs chart predict so early what song will be Number One a certain week?
For example, on Thursday, November 13th, Billboard’s Hot Country Songs chart issues a new chart stating that Taylor Swift’s “Love Story” is the Number One song on that chart during the week of November 22nd. However, Wikipedia’s “2008 in country music” page says the same thing as early as Monday, November 10th. How can Billboard predict that at such an early time period?
Why a Small Investment in Billboards is the Best Investment That You Can Make
We won’t even worry about trashing the stock market – it’s already trashed itself. If you are happy losing 40% of your investment as the end result of chasing after 8%, then stick with stocks. If you have higher goals, however, then a small investment in the outdoor advertising “billboard” business may be right for you. The upside is huge, and the downside is negligible. And the opportunities are all around you.
Here’s the upside of getting into the billboard business:
• You can find new billboard locations, and obtain ground leases and permits for them. You can then sell the ground lease and permit to other billboard companies (there are normally about two or three huge, public companies in every city) at phenomenal prices. On the low end, you can get $5,000 to $15,000. On the high end, on a very desirable location, you can get $100,000 or more. That’s right, you can buy a house from the proceeds of selling one un-built billboard location. And that’s not some boast from a cheesy late-night “get rich quick scheme” infomercial. It makes sense for large companies to obtain their locations in this manner, and they are happy to pay big bucks for them.
• You can keep the billboard locations you find, and build or renovate them, and rent them out and keep the income. Billboards return about 20% on your investment, so you can build a nice income stream with just a few signs. And there is conventional lending still available for building signs, despite the banking crisis. And if you become tired of operating your billboards, you can always sell them to bigger companies at great prices. Several of the Forbes 400 quietly made their money in this manner, including Ted Turner, John Kluge and Artie Moreno.

Investing in Billboards
Billboards are income properties without the usual landlording concerns. Perhaps the biggest problem with investing in billboards is that there are limited opportunities to do so in most areas.
I like the idea of a billboard investment. No toilets to fix, no tenants to evict. Just lease the space, let the renter do all the painting, and collect the income. Of course it might be necessary to upgrade the billboard or repair it every ten years or so, but that just doesn’t compare with the regular problems that come up with other rental real estate.
The best way to make money with billboards used to be buying property and then putting billboards on it. However, this is getting more difficult all the time. Many communities are limiting the number of billboards allowed, or just plain outlawing all new ones.
One way around this that I have seen is to have billboards that aren’t billboards. The most common example is old truck trailers that have been made into “mobile” billboards. These presumably don’t fit the definition of a billboard, and so are left alone. It is just a truck trailer parked near the highway that happens to have advertising on it.
I’m not sure if these are legally secure enough to make advertisers fell comfortable. If not, the rates would be much lower. I might try this if I had a property alongside a highway or busy road, but I wouldn’t invest in property based on this scheme.Buying Billboard Properties
The new laws and regulations almost never make existing billboards illegal. They are grandfathered, meaning they will be allowed as long as they are there. It may not be okay to replace them, but they can generally be there as long as they can be repaired. These are the properties that you will want to look for to make money with billboards.
